Construction started on Brisbane riverfront apartment building Rivello in Northshore Hamilton earlier this week, with over 90 per cent of apartments sold for more than $133 million in just 10 weeks.

The sales rush has been led by owner-occupiers, including young professionals and downsizers, many of whom live within a 10-kilometre radius, with interstate purchasers looking to relocate or invest in the Sunshine State also accounting for about 10 per cent of sales.

More than 1,000 jobs will be created during construction of the $149 million, 21 storey building, which will feature 150 apartments and a suite of resort-style amenities, including a spectacular roof-top infinity-edge pool with expansive views across the Brisbane River to the CBD.

Developer Brookfield Residential Properties has appointed builder Tomkins Commercial and Industrial Builders – who have delivered more than 300 projects across the residential, commercial, industrial and education sectors – to construct the mixed-use development, with completion anticipated for late 2023.

Rivello is the latest stage of Brookfield’s activities in the Northshore Hamilton Priority Development Area (PDA), situated just six kilometres from the Brisbane CBD, and the ninth building by Brookfield Residential Properties in the Portside residential and lifestyle precinct.

Brookfield Residential Properties Managing Director, Lee Butterworth, said the outstanding sales result had seen construction start on Rivello several months ahead of schedule.

“The response to Rivello has been exceptional, with sales including an ultra-opulent penthouse for more than $5.5 million, two sub-penthouses for more than $2.9 million each and the majority of our three bedroom apartments, which average $1.5 million..

Brookfield Residential Properties has appointed builder, Tomkins Commercial and Industrial Builders, to construct its latest mixed-use development, Rivello in Hamilton on the Brisbane River. Work is set to start months ahead of schedule after more than $118 million in sales were secured within weeks of its launch to market.

Construction is anticipated to commence on the 21-storey building, located in the Portside residential and lifestyle precinct in Hamilton, in late October, with completion anticipated for late 2023.

Rivello is the ninth building to be developed at Portside by Brookfield Residential Properties, which has already delivered more than 850 luxury riverside apartments in the sought-after precinct.

More than 80 per cent of the 150 one, two and three bedroom apartments, sub-penthouses and penthouses in Rivello have sold off-the-plan since the project was officially released in early August.

Brookfield Residential Properties is fast-tracking the release of its new $144 million absolute riverfront apartment development, Rivello, in Brisbane to meet surging demand.

The developer has unveiled plans for the 21 storey building, which will feature commanding views of the Brisbane River and city.  It will occupy a site boasting 50 metres of absolute river frontage within the $1.3 billion Portside residential and lifestyle precinct in Hamilton, just six kilometres from the Brisbane CBD.

Brookfield Residential Properties is now taking registrations of interest for Rivello’s 150 one, two and three bedroom apartments, sub-penthouses and two ultra-opulent crowning penthouses

Fit-out is underway on the Rivello Sales and Display Centre, which will showcase a full-size kitchen and bathroom display and is due to open in the coming weeks.

A new report by property analyst Urbis found off-the-plan apartment sales in the Hamilton Northshore precinct had increased 29 per cent from 2019 to 2020, with an extremely low level of supply and limited future supply coming to the market.

The report found owner-occupiers taking advantage of the proximity to the river and key lifestyle amenity accounted for the majority of purchasers last year. It also revealed that apartments in Hamilton have enjoyed sustained long-term growth, with a median price increase of 5 per cent per annum over the last 20 years.

Brookfield Residential Properties’ Managing Director, Lee Butterworth, said the developer had been working to bring Rivello to the market as soon as possible to meet the high demand for quality waterfront property in Brisbane.

“There is strong interest in premium apartments with an emphasis on lifestyle, and Rivello certainly delivers,” he said.

“Buyers understand that opportunities to secure an absolute riverfront location that can never be built out are finite, with very few new riverfront developments approved elsewhere in Brisbane.

Paul Makepeace was searching for a place to call home after a decade-long stint overseas, with two prerequisites he had been missing – ‘somewhere close to my daughters and somewhere that felt like a community’.

Construction on Hamilton’s first building at Gallery House is almost complete with residents close to moving into their dream riverfront apartments. Ashgrove residents Bernadette and Martin Silec have just sold their family home in preparation for the completion of Gallery House, where they have purchased a luxury three-bedroom apartment featuring an additional multi-purpose room and podium terrace on the third level.

“We wanted to downsize but we also wanted to make sure we had plenty of room for our kids and grandkids,” Mrs Silec said. “It’s nice that we’ll have plenty of extra space for guests and with the rooftop pool and barbecue area, it means we’ll still be able to do all the activities we enjoyed in our old house.”

Builder Multiplex expects residents will start moving into the 20-storey building before Christmas. Sales in Gallery House have reached $197 million, with the first building almost 90 per cent sold, and building two reaching over 75 per cent sold.

Brookfield Residential Properties managing director Lee Butterworth said he expected sales to spike. “With the bulk of construction on the first building complete, buyers can really see the quality of Gallery House, giving them the confidence to purchase and start planning their move,” he said.

After living in 12 houses over 30 years, real estate agents Ken and Toni Scrogings have finally found their dream home at Brookfield Residential Properties’ Gallery House.

For decades the Scrogings have bought properties to fit their family, however, as their priorities shifted and apartment-living beckoned, it took several years to find ‘the one’.

“When we discovered Gallery House, we were sold – we bought this one with our heart,” said Mr Scrogings.

“We have bought and sold so many homes over the years and always compromised on something.

“Purchasing our Gallery House apartment was really the first time we felt like ‘this is where we want to live’.

“Owning a real estate agency, I know that if it’s somewhere we really want to live, other people will also want to live here, so for us it’s a safe bet.”

The Clayfield residents will relocate to the Hamilton-based Gallery House once construction is complete on the first tower later in 2019.

Mrs Scrogings said the finishes were matched by the views.

Riverfront living felt like a pipe dream for first home buyers Jorge and Alejandra Palacios, until they saw the price tag of their favourite apartment project in Hamilton and realised it was surprisingly affordable.

After renting for five years in Flare Apartments at Portside Wharf, the couple wanted to buy in the immediate area and the neighbouring Gallery House project was their first preference.

“We’d seen the Gallery House display and knew it was our dream project but initially didn’t think we’d be able to afford it,” said Mr Palacios, a 32-year-old head chef at the Queensland Museum.

Brookfield Residential Properties’ Gallery House features 319 luxury apartments on the waterfront in one of Brisbane’s most sought-after suburbs, and while penthouses in the project reach $5 million, one bedroom apartments are available from just $422,000.

A total of six luxury apartments were purchased in just two days at Gallery House as it stretches skywards and buyers rush to secure a prime piece of the Brisbane riverfront.

The rainy October weekend couldn’t keep buyers away from Brookfield Residential Properties’ dual-tower project in Hamilton that saw its highest number of weekend sales since launch, with six apartments worth more than $5 million sold for an average of almost $850,000.

Gallery House, which is currently under construction, has sold more than $180 million worth of one, two and three bedroom apartments, sky homes and penthouses.

Brookfield Residential Properties’ Managing Director Lee Butterworth said sales in Gallery House had been steadily increasing over recent months as construction progressed.

“Buyer confidence is high and we are seeing those who had registered their interest earlier are now putting pen to paper and signing contracts as they see both towers appearing out of the ground,” he said.
