Brookfield Residential Properties’ absolute riverfront Gallery House project in Northshore Hamilton has had a $10 million start to the year, painting a strong portrait of Brisbane’s luxury apartment market.
In total, 20 premium apartments have been snapped up in the $271 million dual-tower project, which is situated on a prime parcel fronting the Brisbane River, adjacent to the sophisticated Portside Wharf retail and restaurant precinct.
More than $144 million of apartments have now sold at Gallery House, coinciding with construction of the first tower – Gallery House One – coming ‘out of the ground’. Leading global building contractor, Multiplex, has been appointed to undertake construction of the project, with the crane now onsite and work stretching skyward.
Brookfield Residential Properties Managing Director, Lee Butterworth, said Gallery House had experienced a stellar sales run in 2018, as buyers continued to recognise the scarcity of absolute riverfront living in Brisbane.
“Sales have predominately been to owner-occupiers, including empty nesters looking to make the move from a home to an apartment and professionals wanting to be close to the city centre, in a true lifestyle location, with premium views and an array of dining, retail and transport options at their fingertips,” he said.
“They want large and liveable apartments, with two bedrooms, two bedrooms-plus multi-purpose room or three bedrooms, giving them plenty of space to relax and unwind.
“The opportunities to secure generously-sized luxury riverfront apartments in the current market are extremely scarce, and are only continuing to dwindle. We have had some buyers – including one in our recent sales run – who have taken it a step further and decided to amalgamate more than one apartment to create a true ‘sky mansion’.”
Mr Butterworth said the design of Gallery House maximised its premium location.
“The apartments feature generous balconies, expansive living spaces and floor to ceiling glass, so the backdrop of the river can be enjoyed from every room,” he said.
“Gallery House features an exclusive ‘residents only’ infinity edge rooftop pool, lounge and barbecue space, providing a truly stunning rooftop sanctuary and even more opportunities to take in the river, city and mountain views. Residents will also have access to the private garden area on podium level.
“It is no surprise buyers find this lifestyle alluring, with the Brisbane River the true heart of our city. In addition to offering beautiful views, residents will be able to head down to the wharf and be on a CityCat in minutes, where they can enjoy the water as they ride to some of the city’s best destinations.
“Being just six kilometres from the CBD, commuting to the city is also straightforward and the location close to Brisbane’s domestic and international airports, along with the motorway, is attractive for those who travel for work.”
Hamilton resident Lisa Laney was searching for a property close to the city, when she discovered Gallery House. She has secured a two-bedroom ‘River Collection’ apartment, which she plans to make her new home.
“I love the location of Gallery House and its proximity to facilities, including the adjacent shopping and restaurant precinct of Portside Wharf,” she said.
“It is ideal for me because it is close to the airport, river and public transport. The Kingsford Smith Drive upgrade will also improve accessibility for motorists, cyclists and pedestrians.”
Ms Laney said the building design and apartment floor plan were driving factors in her purchase.
“The layout is really important to me, and this apartment ticks all of the boxes,” she said.
“It is a generously-sized two-bedroom apartment, and includes a sweeping balcony. I like that both bedrooms have river views and are positioned at opposite ends of the living space.
“The property also has two car spaces, which is a luxury for a two-bedroom apartment, and the shared, residents-only space with a rooftop infinity pool is definitely a plus.”
In total, Gallery House features 319 one, two, three and four bedroom apartments – some with additional multi-purpose rooms – across the 20-level Gallery House One and 19-level Gallery House Two towers.
River Collection apartments are priced from $665,000, with luxury penthouses starting from $2.2 million. For more information on Gallery House visit the Sales & Display Centre at Portside Wharf or gallery-house.com.au.
